Top 10 Home Renovations

When considering a home renovation, it is important to keep in mind that your home is often the largest single stock purchase you will ever make. It serves you as you hold it and grows more valuable until you sell it. Be sure that your ‘improvement’ does not diminish this value in any way.

During your search for your forever home, no doubt you encountered some curious spaces that perhaps eliminated a home from even being considered. When renovating your own home, be sure to invest and make improvements thoughtfully and wisely. Yes, we want to improve your enjoyment now, but we also want to be sure that it will be desirable to others in the future.

Following are the top 10 areas of your home to consider for a renovation, the return you can expect from your investment (courtesy of HGTV) and some options to think about before you undertake the project. Also included are images of projects we have completed that illustrate some of these concepts. Perhaps there are a few possibilities for your own home!

    1. Minor Bathroom Remodel – average return on investment 102%.

    Often, these projects are for homes being prepped for sale. Changing floor and wall finishes and reusing most fixtures and cabinetry can provide dramatic results.

    Here is a minor bathroom remodel where we were able to utilize the existing cabinetry and fixtures to minimize the budget while maximizing the impact. Note how the updated finishes and new hardware completely transform the space!

    2: Landscaping – average return on investment 100%

    Curb appeal is a major factor in considering a home purchase and could be as simple as catching up on some grooming or the strategic placement of some decorative planters.

    1. Minor Kitchen Remodel – average return on investment 98.5%

    Everyone loves an island and spacious, eat-in kitchens. This is a simple
    improvement that will not require an investment in a whole new kitchen.

    In the example below, we were able to add an island AND counter seating to create an updated and highly functional solution. Other options could include refreshing the backsplash, updating hardware and/or floor finishes.

    4:Exterior Improvements – average return on investment 95.5%

    Replacing a deteriorating walkway or correcting an odd entrance can greatly improve the desirability of a home. The addition of pathway lighting or other exterior fixtures is also a great way to add character and appeal.

    1. Attic Bedroom Conversion – average return on investment 93.5%

    Once children grow out of the bunk bed, you may begin scrambling for space and an attic could serve this need, like it did for Greg Brady back in the day! The attic could also be re-purposed as an excellent home office.

    1. Major Bathroom – average return on investment 93.2%

    An addition over the garage could provide the perfect solution to realize your dream of a private master suite retreat.

    In the project shown below, we were able to create a Master Bed and Bath in the addition over the garage.

    Taking the finishes down to bare bones and re-arranging some utilities could provide the function and aesthetic you are looking for with or without a major expansion.

    Here, the addition created a breakfast area and custom millwork was employed to accommodate the change in ceiling heights.

      8: Deck, Patio or Porch Addition – average return on investment 90.3%

      Splintered and sun-bleached porches can be revitalized or replaced and either solution will greatly improve your home’s appeal.

      In the project below, we added a deck (among a few other improvements), replaced one of the windows with a French Door and totally transformed the back of this home!

      9: Basement Remodel – average return on investment 90.1%

      Generally, the depository for all things heading to the curb. Once purged of its items, this land of its misfit belongings becomes a haven for health, entertainment, productivity or relaxation. The possibilities are endless.

      Replacement windows are one of the best ways to improve a home without engaging in major construction.
